Downtown Santa Monica
Mid- and high-rise condo buildings near the Promenade and Ocean Avenue. Most have building rules around service work — certificate of insurance, service elevator times, sometimes scheduled access windows. Tell us what your building needs and we'll work with it.
Wilshire-Montana
Mix of older apartment buildings and newer condos along the Wilshire and Montana corridors. We get a lot of built-in repair calls here — Sub-Zero and Thermador columns are common in the renovated units.
North of Montana
Single-family homes, often with high-end built-in kitchens. Sub-Zero, Thermador, Miele are everyday brands in this area. Salt air doesn't reach this far inland the way it does at the beach, but we still see condenser fouling from beach breezes through open windows.
Ocean Park
Mix of historic homes, duplexes, and newer condos south of Pico. Garage and outdoor freezers are more common here. Salt-air corrosion on outdoor or garage units shortens their life — we'll tell you when a unit is too far gone to be worth repairing.
Sunset Park
Family neighborhoods with mostly single-family homes. Standard freestanding refrigerators, French door units, and the occasional built-in renovation. Easy parking, simple visits.
Mid-City Santa Monica
The middle of the city, between Wilshire and Pico. Apartments and condos, lots of rentals. We work with several local property management companies — call and we can usually fit your tenant in within a day or two.
Pico District
Working neighborhoods, mix of housing types. Standard repair work mostly — French door, side-by-side, top-freezer rentals.
Santa Monica Pier area
Beach-adjacent homes and rental properties. Salt air is real here — we see condenser corrosion that you don't get further inland. Annual cleaning helps. We carry replacement condenser fan blades for the units that fail this way.

If your building requires:
- A certificate of insurance — let us know the building name and we'll send it ahead
- Service elevator scheduling — give us the available windows
- Concierge or front-desk check-in — we'll do that
- Resident-only parking — tell us where to park or if loading-dock access is available
